As the Residential Property Maintenance Technician, you’ll be responsible for performing maintenance duties such as: landscaping, painting, carpentry, general appliance repairs, unit turnover, and renovation. This role is crucial in providing excellence customer service to all guests, tenants, residents, the public, and associates of Krause+.

What you’ll do as the Residential Property Maintenance Technician at Krause +

• Inspect buildings, equipment, and systems to identify any issues

• Diagnose problems with appliances and equipment and facilitate prompt repairs

• Carry out repairs on minor problems as it relates to roofing, plumbing, HVAC systems, light fixtures, and general carpentry

• Conduct periodic quality checks on equipment and systems to ensure everything is up to standard

• Aid with tasks related to summer and winter landscaping in all areas of the properties which include, but not limited to:

  • daily grounds clean up

  • mowing and lawn maintenance

  • snow removal, driveway/road maintenance

  • general upkeep of property curb appeal

• Provide for 24-hour emergency maintenance service as scheduled

• Deliver top-notch customer service to tenants, guests, and vendors

• Maintain open communication with property owners, liaising with consultants and property managers for information regarding operations, renovations, and authorizations

• Assist Area Facilities Manager and Property Manager with schedule for work to be executed on properties

• Ensure properties are safe and void of any danger to their tenants, guests, and vendors by assisting with the creation of fire/life safety protocols, such as:

  • putting away harmful objects and equipment

  • putting in place machinery to handle emergencies, such as fire outbreaks

  • create exit routes with proper direction for easy location during emergencies

What we’re looking for

• Mechanical skills to handle minor repairs and fixtures

• Knowledge of electricity to carry out minor repairs

• Understanding of general maintenance procedures and techniques

• Effective problem-solving abilities

• Capability to work overtime hours when needed

• Strong verbal and written communication skills required for effective delivery of information to vendors, colleagues, and management

• Experience in a similar role

• Property maintenance experience preferred

• Landscaping equipment operation preferred

• Certifications in building mechanicals preferred (HVAC, electrical)

• Relocation to Des Moines, IA area required
