The General Maintenance Person works under directive general supervision in accordance with recognized maintenance methods, techniques, practices, established standards and administrative policies of the Medical Center, performing general maintenance tasks.

  • Performs general maintenance repairs, inspections and tests.
  • Inspects areas, rooms and elevators from a prepared check list.
  • Completes preventive maintenance tasks, and service repairs via the work request system.
  • Writes work orders for additional work to be completed.
  • Keeps track of supplies, takes inventory. Records time and materials used. Enters collected data on forms and reports.
  • Coordinates work assignments with Nursing, Admitting, other departments, and staff.
  • Paints walls, floors, ceilings, and other items as directed.
  • Assembles furniture, shelving, carts, and other equipment. Makes and installs signs.
  • Repairs floors, walls, ceilings, lights, furniture, medical gas outlets, plumbing, electrical, kitchen equipment, counters and cabinets, doors and related hardware, cove base, wheeled equipment, wheelchairs, and other equipment or devices.
  • Cleans ice machines, louvers, steam coils, hot and chilled water coils and condensers, and evaporator coils. Snakes drains. Changes air filters.
  • Performs HVAC troubleshooting and repair, investigates water leaks and unidentified odors.
  • Assists in yard work, snow and ice control. Performs demolition work.
  • Operates the building automation system, responds to critical alarms and all operations related emergencies including but not limited to: restoring electricity (power failure reset), water, steam, medical gases, heating, cooling, resetting the main fire alarm system and devices.
  • Works weekends, nights or as assigned.
  • Assists and trains others, and performs other similar or lesser skilled duties as assigned.
  • Other duties as assigned

Education:
  • High school graduate or the equivalent with math proficiency thru high school algebra. Two years apprenticeship or trade school or acceptable equivalent work experience in at least two of the following fields: general shop or machine shop procedures; boiler/steam operation; refrigeration; HVAC; basic carpentry; basic electricity; electronics; or basic plumbing.

Certifications:
  • A valid Ohio driver's license.
  • Any employee who is determined to be uninsurable under AGMC's plan will not be permitted to drive a company vehicle.

Complexity of Work:
  • Ability and willingness to learn all phases of general maintenance in a short period of time including all hospital maintenance procedures emergency response procedures and fire protection systems.
  • The ability to learn specific equipment maintenance methods by reading the manufacturers manuals.
  • Ability to work rapidly under emergency conditions and to effect repairs with due consideration to patient care and personnel follow good safety practice and the methods and procedures that are established adapt to the constant change in technology use materials economically and adapt them to the requirements of the particular problem must have the initiative and good judgment to make effective repairs without the need to consult with others. Ability to speak read write make calculations follow detailed written and verbal directions trains and coordinates the work of others

Work Experience:
  • Experience in general building or hospital maintenance blueprint and one-line wiring diagram reading.
  • Two years apprenticeship or trade school or acceptable equivalent work experience in at least two of the following fields: general shop or machine shop procedures; boiler/steam operation; refrigeration; HVAC; basic carpentry; basic electricity; electronics; or basic plumbing.

Physical Requirements:
  • willingness to work under undesirable conditions (dust odors heat cold noise and construction hazards) when necessary.

Personal Protective Equipment:
  • Follows standard precautions using personal protective equipment as required
