OVERVIEW
The Development Controller is responsible for the implementation and oversight of financial controls necessary to administer the companys capital expenditures for real estate developments. The Controller is responsible for implementing and enforcing policies for authorization and processing of capital projects, implementation and management of systems used for recording and reporting financial information related to development projects, regular reporting and analysis on the financial status of development projects, works closely with the development and construction team to maintain accurate accounting records for expenditures and project delivery status, and works together with the finance team to provide information necessary for capital forecasting and public reporting needs related to development.
JOB DUTIES
- Drafts and implements policies related to financial administration of development projects from inception through project delivery, including recording of approvals and enforcement of company policies and limits.
- Responsible for the overall management of capital projects in accounting and project management systems.
- Works closely with the development and construction teams to monitor progress of projects and provides reporting and analysis to the project management and senior executive teams.
- Controls requests for budget changes in accordance with established policies and monitors and reports on any project overages requiring executive attention.
- Ensures all capital expenditures related to development projects are deployed in accordance with policy, are recorded timely and accurately, and information is provided accurately and regularly to project stakeholders and management.
- Creates, monitors and closes development projects in project management and accounting systems.
- Reviews pay applications, invoices and any requested budget change orders to ensure proper approvals are obtained and information is recorded correctly.
- Creates and distributes reporting regularly for management.
- Analyzes data and recommends specific actions based on findings.
- Utilizes available computer systems, resources and team member input to carry out analysis to support management decision making.
- Initiates contact and maintains proper follow-up with development stakeholders including third part consultants and internal team members as necessary.
- Assists management with administrative tasks, such as tracking and compiling information of interest.
- Prepares various reports that provide insight for development projects.
- Reviews and responds appropriately to correspondence.
- Handles confidential information and ensures the integrity of all information received an/or reviewed.
- Actively participates in development meetings.
- Other duties as assigned.
REQUIREMENTS
- Bachelor's Degree in Business, Finance or Accounting (Required)
- Master's Degree in Business, Finance or Accounting (Preferred)
- 4 years experience in construction and/or development finance and accounting.
- 2 years financial analysis and/or accounting experience.
- High level expertise in Microsoft Excel
- Basic understanding of Business Intelligence Software and database query language
- Superior verbal and written communication skills
- Excellent organizational skills
- Ability to effectively manage multiple and competing priorities in a dynamic and fast-paced environment
- Ability to work collaboratively and constructively with colleagues at all levels of the company
